Midwestern Home Purchase Scheme
A Partnership-Based Pathway to Ethical Home Ownership
The Midwestern Home Purchase Scheme is designed as a co-ownership partnership between the company and our shareholders. This model reflects our core values: flexibility, shared responsibility, and genuine risk-sharing. It provides an ethical, interest-free route to home ownership for committed investors within our cooperative.
To qualify for the scheme, a shareholder must hold a minimum of 100 shares in Midwestern Ltd.
Below is a clear outline of how the process works.
Start Your Journey with a 20% Contribution
When a shareholder is ready to step onto the property ladder, they begin by contributing a minimum of 20% of the property value. This becomes the shareholder’s initial equity, while Midwestern Ltd funds the remaining 80%.
This creates a 20:80 co-ownership partnership.
Live in the Property Through a Rent & Purchase Agreement
As partners in the property, the shareholder pays rent on Midwestern’s 80% share. Our co-ownership model gives shareholders:
- The right to live in the property.
- A rent-to-purchase agreement
- Full flexibility to buy additional shares over time.
- Rent is based on open market value, ensuring fairness and transparency.
Staircasing Towards Full Ownership (100%)
Shareholders can gradually increase their ownership through a process known as staircasing. Together, we agree on a monthly or yearly overpayment plan, which is used to purchase additional shares in the property.
To keep legal and administrative costs low, we recommend staircasing in minimum increments of 10%.
Over time, shareholders can staircase all the way to 100% ownership, at which point the home becomes fully theirs.
Your Equity Buffer — Protection During Difficult Times
Life can be unpredictable. In the event a shareholder faces financial difficulty, our model provides a safety net:
- The shareholder may sell their initial 20% share back to the company while continuing to live in the property.
- If challenges persist, the shareholder may use their share capital in Midwestern Ltd to cover rent.
- If eligible, they may also apply for housing benefit.
This equity buffer ensures that families have security, stability, and time to recover, knowing they will not lose their home during hardship.
A Partnership Built on Trust, Flexibility, and Shared Values
The Midwestern Home Purchase Scheme is more than a financial arrangement — it is a community-focused pathway to home ownership, rooted in cooperation, fairness, and Sharia-compliant principles. Our shareholders are not customers; they are partners. Together, we build homes, build stability, and build a future grounded in ethical investment.
